Why did the Brennan address numbering system begin at State and Madison, rather than somewhere else, for example Michigan Avenue and Lake Street?

I've noticed that streets located at even miles away from State and Madison (for example Halsted, Ashland, etc. to the west, and Chicago Avenue, North Avenue, etc. to the north) were already big streets on pre-1909 maps. Why?

There is a scan of a page from Edw Brennan's scrap book of newspaper clippings.

Zoom in and read all the articles. you will find the answer in there.

I read the little newspaper clipping and Brennan did say that State and Madison was commonly used as a 'referance point for directions, so use it for the base lines'.

It also says that they used the "Base lines and section lines being those laid down by the old government survey"
In fact State and Madison was a corner on the section maps since 1830.

Does anyone recall or know of L. C. Kearney and Sons Real Estate on 31st Street very near Michigan Avenue? Where id they go and what happened to the buisness.

Was the building at the corner of 31st and Indiana a medical building or a studio building?
